The leasing process generally takes 1–2 weeks, depending on the prospective tenant's document readiness and the availability of the desired unit. The process includes consultation, site survey, proposal preparation, negotiation, and signing of the lease agreement.

Yes, the minimum lease period for commercial buildings (shophouses, offices) is 1 year. For industrial land and plots, the minimum lease period is 2 years. Lease renewals can be processed before the contract expires.

The rental fee covers 24-hour estate security, maintenance of common areas (gardens, internal roads, drainage), and estate operational management. Utility costs such as electricity, water, and internet are borne separately by the tenant based on actual usage.

Modifications or renovations are permitted provided written approval is obtained from Elhart Realty before work begins. All changes must be restored to their original condition at the end of the lease period, unless otherwise agreed upon in the lease agreement.

Yes, all estates managed by Elhart Realty provide ample parking facilities for both motorcycles and cars. Parking areas are monitored by security personnel and equipped with CCTV.

Estate security operates 24 hours a day, 7 days a week, supported by an integrated CCTV system throughout the area, trained security officers stationed at strategic posts, and a controlled-access system to ensure only authorized parties can enter.

Absolutely. We strongly encourage prospective tenants to conduct a site survey first. This survey service is free of charge with no additional cost. Please contact our marketing team to schedule a visit to the location you are interested in.

Rental payments are made via bank transfer to the official account of PT Elhart Makmur Persada. Annual and semi-annual (6-month) payment options are available. We also require a security deposit equivalent to 3 months' rent, which will be refunded at the end of the lease period after all obligations are fulfilled.

Some of our units are in ready-to-use condition, particularly restaurant buildings, shophouses, and office spaces that come with basic facilities. For plots and industrial land, tenants need to carry out build-up according to their needs while following the technical guidelines applicable in the estate.
